Market Commentary

Sales Up, Inventory Continues to Fall

Sales of single-family, re-sale homes jumped 31.5%, year-over-year. Home sales were down 36.4% from December. That is typical for December/January. There were 96 homes sold in Santa Cruz County last month. The average since 2003 is 158. 

Inventory was down for the fourth month in a row. Active listings dropped 46.2% compared to last year. 

As of February 5th, there were only 147 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The median sales price for single-family, re-sale homes rose 5.3%, year-over-year. It was down 3.4% compared to December. The average sales price rose 7.1%, year-over-year. It was down 8% from December.

The sales price to list price ratio dropped from 97.6% to 97.5%.

One hundred and seventeen homes went into escrow last month, a gain of 25.8% compared to last year.

Days of Inventory rose from thirty-eight to forty-six. The average since 2003 is one hundred and thirty-nine.

Days on market rose from sixty-nine to eighty-two. That is the time from when a home is listed to when it goes into contract.

The median sales price rose 1.2% year-over-year. The average sales price gained 3.7%.

Condo sales were down 7.7% year-over-year. Twenty-four condos sold last month.

Inventory was lower for the sixth month in a row. It fell last month by 24.4% compared to last December.

As of February 5th, there were 65 condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory jumped to eighty-one from fifty.

It took twenty-four days, on average, to sell a condo last month.
